Dubai Islands: off-plan 1-bed prices up 25% since 2023 as developer sales slow

Developer sales on Dubai Islands fell from 726 homes in April 2026 to 138 homes in September 2026, going by DLD primary-sale transactions.
Dubai Islands recorded 3,605 developer sales from 01/01/26 to 28/10/26, after 4,275 in the whole of 2025.
About 5,107 homes on Dubai Islands are scheduled to hand over in 2027. Those are the developers' stated completion dates, and handover dates in Dubai can slip.

The 2026 price per sq ft on Dubai Islands is a median across the projects that sold this year, so part of the rise comes from newer, pricier launches.
