About The SQFT Report
Most of what you read about Dubai property is either a sales pitch or a headline. The SQFT Report is neither: it's what the official records say homes actually sold and rented for.
The SQFT Report is written by Alireza Oveisi, a Dubai-based real estate professional with a background in AI and machine learning. Every day it publishes one short report on Instagram, @thesqftreport, hosted by the SQFT Guy, and the full write-up with every number lives here.
How we read the data
- Source. Dubai Land Department (DLD) registered sales and Ejari-registered leases, accessed through DXBinteract.
- Medians, not averages. One AED 400M penthouse can drag an average a long way. Medians show the typical deal.
- Off-plan vs ready. When we compare the two, "off-plan" means buying directly from the developer, and "ready" means buying a completed home on the secondary (resale) market.
- Rents. Rent medians mix new leases and renewals, and we group them by contract start date. For trends we compare the same quarter year on year rather than rolling 12-month figures.
- Area names. DLD uses official names that differ from marketing names: JVC is Al Barsha South Fourth, Dubai Marina is Marsa Dubai, Dubai South is Madinat Al Mataar. We use the names people search for and give the DLD name where it matters.
- Errors. The registry has the odd typo, like a AED 919.8M entry on a 761 sq ft apartment. Obvious recording errors are left out and noted.
Nothing on this site is financial advice.
