Dubai property weekly, 26 October to 1 November 2026: sales up 8%, prices flat, Palm Jebel Ali villas lead the big deals

Key takeaways

  • Dubai recorded 2,650 property sales from 26 October to 1 November 2026. That is 8% more than the week before.
  • Sales were still 40% below the same week of 2025.
  • Prices held. The median was AED 1,650 per sq ft.
  • Resales grew faster than developer sales this week.
  • The UAE Central Bank kept its base rate at 3.9% on 28 October.

Dubai recorded 2,650 property sales from 26 October to 1 November 2026. That is 8% more than the 2,450 sales of the week before.

The year-on-year picture is still weak. In the same week of 2025, Dubai recorded 4,451 sales. This week was 40% lower.

Prices barely moved. The median sale went through at AED 1,650 per sq ft. The week before it was AED 1,660. A year earlier it was AED 1,750, so prices are about 6% lower than last year.

Sales 2,650 2,450 4,451

Most buyers still bought from the developer. Developers sold 1,630 properties in Dubai from 26 October to 1 November 2026. That is 62% of all sales, and 7% more than the week before. The median developer sale was AED 1,680 per sq ft, or AED 1.29M.

Resales grew a little faster. Dubai's secondary market recorded 1,020 resales in the same week, 10% more than the week before. The median resale was AED 1,570 per sq ft, or AED 1.82M.

The typical resale cost more in total. Resales tend to be larger, finished homes. Developer sales lean towards studios and 1-beds.

Top-selling projects

These were Dubai's busiest projects in the seven days to 1 November 2026, ranked by DLD-registered sales.

Project Sales vs prior week Median price Per sq ft
Garden Living 169 new to the list AED 900K AED 1,000
Portside Square, Tower 1 32 +220% AED 2.64M AED 2,929
Avenue Park Towers II 30 +77% AED 2.87M AED 2,265
Binghatti Wraith 28 +211% AED 1.25M AED 1,882
The Greens at Sobha Sanctuary 27 +69% AED 4.17M AED 1,650
Binghatti Skyterraces 26 +189% AED 1.10M AED 1,473
Damac Lagoons, Lagoon Views 13 A 21 -25% AED 710K AED 1,818
Taormina Village 1 21 +250% AED 2.13M AED 2,502
Serenz by Danube, Tower A 19 -27% AED 1.45M AED 2,484
Damac District, Tower B 17 +143% AED 1.24M AED 1,796

Two things stand out.

First, one project took a big share. Garden Living recorded 169 sales, more than any other project by far. It was not on the list the week before. A jump this size usually means a developer registered a batch of contracts at once.

Second, pricier homes kept selling. The Greens at Sobha Sanctuary rose to 27 sales, at a median of AED 4.17M. That is 69% more than the week before. Portside Square Tower 1 and Avenue Park Towers II both sold at medians above AED 2.6M.

Weekly project counts can jump when a developer registers a batch of contracts at once. Treat one week as a signal, not a trend.

The biggest deals

Villas led the top of the market this week. Dubai had 33 sales of AED 20M or more from 26 October to 1 November 2026, worth about AED 1.02bn. Nineteen of them were villas, worth AED 604.7M.

  • District One West: the biggest home sale was a ready 7-bed villa. It resold for AED 64M on 27 October.
  • Palm Jebel Ali, Frond F: Nakheel sold four off-plan 6- and 7-bed villas on 26 October. Together they were worth AED 183M. The top one went for AED 53.5M, or AED 4,307 per sq ft.
  • District 11, Mohammed Bin Rashid City: a plot resold for AED 55.3M on 28 October. It was the biggest land deal in our count.
  • Lumena by Omniyat, Business Bay: Omniyat sold three more off-plan offices on 29 October, worth AED 82.8M. Last week the same tower sold five offices for AED 115.5M.
  • Mercedes-Benz Places by Binghatti, Downtown Dubai: an off-plan 3-bed sold for AED 22.6M on 31 October. That is AED 8,346 per sq ft. Only a 3-bed at The Royal Atlantis, Palm Jumeirah, paid more per foot: AED 8,455, in a AED 29M resale on 29 October.

We left out one record: a AED 600M plot resale at Tecom Site C on 29 October. It is far outside the normal range for a single sale, so we are treating it with care until it is clearer. The count above is for sales of AED 20M or more.

News that matters this week

UAE Central Bank holds its base rate at 3.9%

The Central Bank of the UAE kept its base rate at 3.9% on Wednesday 28 October 2026. This is the rate on its overnight deposit facility.

The decision followed the US Federal Reserve, which also left rates unchanged that day. The dirham is pegged to the dollar, so the UAE rate tracks the Fed. The rate rose to 3.9% in September, after a US rate rise.

The central bank also kept its standing credit facility at 0.5 points above the base rate.

What it means for buyers: mortgage rates are unlikely to change straight away. Khaleej Times reported that bank lending rates are expected to stay broadly stable in the near term.

How it fits our numbers: about one in three ready homes in Dubai was bought with a mortgage from July to September 2026, based on DLD records. The other two in three were bought in cash.

Status: decision announced 28 October 2026, in force. Sources: Khaleej Times (28/10/26) and Gulf News (28/10/26).

The bigger picture

  • Dubai's monthly sales fell from 17,279 in January 2026 to 11,288 in September 2026. Over the same time, the median price per sq ft fell only about 2% year on year. Read the September report.
  • Dubai handed over 38,463 new homes from 1 January to 22 October 2026. That is the most for that part of the year since 2012. Read the handover report.
  • Offices took the top deals the week before. Bureau Lamar and Lumena Alta in Business Bay sold offices worth AED 246.7M. See last week's biggest deals.

What to watch next week

  • Can weekly sales stay above 2,600 for a third week?
  • Does Garden Living keep selling, or was this a one-off batch?
  • The next US rate decision is due in December. The UAE rate usually moves with it.

Data: DLD-registered sales via DXBinteract, 27/10/25 to 01/11/26. Weekly figures run Monday to Sunday. Figures are medians across all property types (apartments, villas, townhouses, land and commercial) unless stated. "Bought from the developer" means primary sales. "Resales" means secondary-market sales. Not financial advice.
